How Roof Radar works

Roof Radar collects properties for sale from more than 5,000 individual real estate agent websites and major platforms. This covers around 98% of all property listings in the Netherlands. As a buying agent, you remain essential, since you can find off-market properties and listings through your network of fellow agents. We find the rest for you.

RoofValue® is not a replacement for an official appraisal and does not guarantee a winning bid. It's a data-driven estimate that on average comes close to the final sale price. As the agent, you remain the one who advises on the offer, supported by further analysis and your own local knowledge.

On individual agent websites, homes are published on average 24 to 36 hours earlier than on Funda. Our AI search bots continuously monitor more than 5,000 of these sites. As soon as there's a match with your client's search, we send an alert immediately. Your client can then call the listing agent before the property is discovered by the masses.

RoofValue® is an AI-calculated market value: the estimated price a property would sell for in the current market. We base this value on recent comparable sales in the area, bidding behavior in the neighborhood, and the condition of the property. RoofValue® is not an official appraisal report, but an indication of a realistic bid amount. Clients can also filter on it, so they only see properties that fit within their budget.

Yes. All client communication contains only your name, logo, and brand colors. This applies to both the property alert emails and the online client portal. Clients won't see our name or logo anywhere, only those of your agency.

Absolutely. Clients manage their own searches through the online client portal and can adjust their criteria at any time without you having to do anything.

Yes. Clients can have up to 5 active searches at the same time. This way they can, for example, search in multiple regions, or combine a broad search with a specific one for their dream home.

Absolutely. For each client, one search partner can be added who receives the same property alerts. This is included in the subscription.

Yes. You can choose to fill in the search profile together with the client during an intake meeting, or do it entirely for them. The client can adjust everything afterwards in the portal.
